The Seacoast Shores Association, Inc. is a homeowners association that maintains the common assets of the Seacoast Shores community. All homeowners are required to pay annual fees (dues) and become an Association Member/Community Supporter.

There are two levels of membership: Association Membership (required) and Clubhouse Membership (optional). 

Association Membership

Benefits of Association Membership:

  • Voting (by-law changes, association officers, etc. - one vote per household)

  • Clubhouse rental (approved by Operating Committee)

  • Clubhouse dining May/June/Sept/Oct and Nov including 3 Jul/Aug events (see calendar):

    • Welcome Back Party

    • Barbecue - usually same day as Annual Mtg.

    • Lobster Dinner

  • Opportunity to become a Target Clubhouse Member (call for details 508-540-7411)

  • Discounts with local businesses (Advantage Program)

  • SCAN Newsletter (quarterly) with articles of interest to homeowners

  • $25 Clubhouse Benefit (can be used towards food, beverage and clothing) (excludes IMs & CHM’s)

  • Dinghy Rack Registration & Placement (where available) for no additional fee.

  • Financing the following:

    • Beach Maintenance and Nourishment (water quality test, buoys, trash, etc.)

    • Additional police patrols – Seacoast now has one of the lowest crime rates

    • Insurance, utilities, taxes and maintenance for Association Property including the Front Entrance

    • Beach, ROW’s, Clubhouse (small portion of Taxes, Insurance, Utilities and Maintenance)

    • Scholarship Fund to give financial aid to a deserving student who is a child of a member.

    • Recreational activities at the clubhouse including children’s BINGO, adult social activities, family movie nights, etc.

Clubhouse Membership/Investment Membership

Association Members have the option to purchase an Investment Share in the Clubhouse. Once purchased, the Investment Share is recorded on the deed to the homeowner’s property. Importantly, the Investment Share remains with the property on a change of ownership. Those who own a property with a recorded Investment Share are known as Investment Members. All Invesment Members have the annual option to become a Clubhouse Member each and every year.

Unlimited Clubhouse Membership

For one season (May-November) unlimited Clubhouse Members have unlimited access (during scheduled hours) to the pool, tennis and the Clubhouse for dining and events for themselves and their registered guests so long as those guests are not property owners or renters of property in Seacoast Shores. This is a great option for families with children (or grandchildren) and property owners who rent.

Limited Clubhouse Membership

For one season (May-November) have unlimited access at Clubhouse Dining (during scheduled hours) for two individuals and their guests that they accompany.  The Pools and Tennis Court are always limited to two individuals and no guests..

Target Membership

Association Members who would like to trial one season as a Clubhouse Member before making the full investment may become a Target Member for one year. Target members have the same benefits as Unlimited Clubhouse Members. E-mail Jim Demopoulos at for details and availability.
